first of all u have to either buy lot from developer if u want to build ur house urself.
otherwise contact Real estate agent and tell him ur requirment and ur finacial constrain.
u can go for customize built house also
engage contractor and negotiate with him.
but u have to go through much paper work and inspections
so if u want not much tension ask develpor to build ur house according to ur wishes.
he will do paper work too(muncipality bylaws, technical aspect-proffesinal engineers, stability of ground etc.....)
